HOBC tips to help make your life easier
- Before you obtain building quotes for your project, collect as much information as possible. This will ensure a quicker turn around. Make a list of all the works and prime cost items required. Prime Cost items include type of timber flooring, tiles, taps, vanities, kitchen cabinets and paint. Quite often, a separate Paint Specification is required if more than one colour is being used and especially if there are to be feature walls. If the project is extensive, your architect and/or interior designer will help you.
- Multiple paint colours, feature walls, border tiles and tiles requiring a pattern can increase the price.
- Check your selected builder holds a current licence. This can be done by visiting NSW Fairtrading office
- Ensure the licence covers the type of work included in the contract. The licence will show if the builder is able to undertake work over $12,000 requiring home warranty insurance.

- What other insurance policies is your builder currently covered for? Workers compensation, public liability and contract works are examples
- If you intend to live in your house whilst renovations are ongoing, consider the preparation of meals to avoid the added expense of eating out
- Living in a house which is being renovated can create a dusty and sometimes hazardous environment, not to mention the noise pollution! Whilst HOBC makes every effort to keep the property clean and tidy, it can prove to be a very testing time, especially when renovating the bathroom or kitchen and especially if you have a young family. Give thought to relocating to a family or friend's place.
- Don't forget to give thought to your pets. Some will find it hard to tolerate the fire-cracking sound of a nail gun.
- We welcome work progress checks however be mindful to trust the builder get on with the job. A good idea is to have weekly discussions with your builder, either on-site or over the phone.
- Once work has begun, you may wish to add to the original specified job. This is known as a 'Variation to the Contract'. Ask your builder to provide a written variation quote, advising the extra work and cost involved. If in agreement, both parties should sign the document.
- Upon completion, ensure you obtain all warranties from the builder if he has purchased new products on your behalf - ie. new kitchen appliances or termite protection
- Be aware there may be a 'settling in' period for building materials. ie. door hinges may need adjusting. Contact your builder and advise of any defects during the 'defects and liability period' (usually 13 weeks-check your contract)
