Now that you are ready to commence construction...
Its time to obtain a quote from HOBC. Before our builder attends your site, write a job brief. This can be anything from a few dot points to several pages and will help you clarify exactly what you want done.
The job brief should:
- be as specific as possible
- list the brand names and models of all fittings, tiles, appliances, etc that you require. If this is not available, HOBC provide provisional sums for items not specified. A provisional sum allowance is an amount of money included in the Contract documents to cover works proposed as part of the Contract for which full information cannot be made available prior to the calling of tenderers and the letting of a Contract. Therefore if the actual price is less than the amount allocated, the client is entitled to a rebate. Likewise, if the cost is greater than the amount allocated, the client pays the additional amount
- include everything you have in mind about the job you want done, even down to the various paint colours or if tiles are to be laid in a pattern. It's important for both the client and the builder to understand exactly the task at hand to avoid any unknown costs during construction
- attach photocopied design plans if you have them as the builder will need to take these with him to assist in preparing the quote.
